Anyone interested in the new Prairie Meadows development should be able to see it for themselves during the upcoming Hey Days celebration, scheduled for May 17-20 in the Village of Heyworth.
Hey Days is held annually in Heyworth and this year marks the 20th anniversary of the event. The festival includes a carnival, daily musical entertainment, a variety of food options, a community garage sale and a merchant’s tent, where businesses and organizations will have a presence. There is also a fireworks display on Saturday evening and a community church service on Sunday morning.
Prairie Meadows is a master-planned community, located on 92 acres on the southeast corner of U.S. Highways 51 and 136. When completed, the development will include a business village – consisting of retail shops and stores, as well as professional services – and will also include single family homes, villas and townhomes, multi-family units and 7.5 acres of ponds and green space.
The groundbreaking for Prairie Meadows took place on June 19, 2006, and construction has been ongoing. Currently, there are 12 Phase I lots that are ready for home construction. The remaining 38 Phase I lots are available for sale and should be ready for home construction by mid-June.
Prairie Meadows will have a booth in the Merchant’s Tent at Hey Days, and anyone interested can get a ride to the development to check out the site. Potential homeowners can look at lots, watch a video on the development, obtain as much information as they might need and can even reserve lots by making a deposit. In addition, some of the home builders will be available to talk to homebuyers as well.
“The weather in April and May will have a lot to do with how far along we are,” said Mark Shader, the Project Manager for Prairie Meadows. “There will certainly be something to see by Hey Days. We may not have any model homes completed by then, but people will be able to see the overall site and what some of the houses will look like.”
Most importantly, Hey Days is an opportunity for area residents and townspeople to become better acquainted with the master-planned community.
“Hey Days is a great chance for us to visit with people and answer any questions about Prairie Meadows,” Shader said. “It is a great community event.”

Heyworth, Ill., February 20, 2007 – The transformation of a 92-acre field into a $75 million master-planned community is well underway in Heyworth as site development work and infrastructure construction are creating the first lakes, roads and sewers at Prairie Meadows. Fifteen single-family homes sites are now available for sale at Phase I of the development, and two display homes will be completed at Phase I this Spring.
“A great deal of progress has been made at the site, and we will soon begin working on the next phase of development,” says Mark Shader, Project Manager of Prairie Meadows.
Site development work for the villas, townhomes and the commercial business areas will begin by Spring. When completed, Prairie Meadows will feature hundreds of new homes and a business village designed to provide residents with the amenities of suburban living within the small town atmosphere of the Village of Heyworth.
To date, more than 100,000 cubic yards of dirt have been moved since site work began at Prairie Meadows in October 2006. In addition, more than 2,000 feet of storm sewer and 4,000 feet of sanitary water sewer lines have been laid for Phase I. Work is almost complete on four man-made lakes that will provide beauty and recreational opportunities for Prairie Meadows residents. Construction of roads began in December 2006, and the entrance road is now complete.
Site development for all of Phase I, which will include 50 single family new home sites, is expected to be completed by April 2007. The unique site design will create an open feeling with large lots, lakes, green space, walking trails and common areas.
The Prairie Meadows community will feature a wide range of residential homes to fit many lifestyles, including single family homes, maintenance-provided townhomes and detached villas. Single family homes will range in price from $190,000 to $250,000 and up, and the townhomes and villas will start between $130,000 and $140,000.
The neighborhood business village will contain highway commercial businesses, convenient food and retail services, and professional office locations.

HEYWORTH RESIDENTS SHOW STRONG RESPONSE TO
PRAIRIE MEADOWS BUSINESS SURVEY
More than 35 percent of Heyworth area households responded to a recent survey regarding the types of businesses they would like to see located in the Prairie Meadows development. The survey was conducted in April by Bridge Real Estate, LLC, developer of Prairie Meadows, in conjunction with the Village of Heyworth.
"We want to thank the Heyworth community for their overwhelming response to our survey," said Mark Shader, Prairie Meadows Project Manager for Bridge Real Estate, LLC. "The high level of feedback we received on the Prairie Meadows business village will help us attract the kinds of businesses and services desired by area residents. It is yet another sign of the strong interest being expressed in the community for this new development."
The neighborhood business village will contain convenient food and retail services, highway commercial businesses and professional offices and services. The survey asked residents for their input into what types of retail and professional services they would likely patronize if located in the business village. Residents completed survey forms and returned them via mail to Bridge Real Estate, which compiled and tabulated the results.
Prior to the survey, efforts to attract convenience food and service providers to the Heyworth community were well underway," Shader added. "The survey supports our efforts and provides evidence to the service providers that their products and services are in demand."

The Village of Heyworth Real Estate Committee approved on March 28, 2006 the conceptual site design for the Prairie Meadows residential and commercial development in Heyworth. The site design was submitted by Bridge Real Estate, LLC, developer of the project.
